Donor-Advised Funds

Put Your Donor-Advised Fund to Work for LaunchPad Baseline

LaunchPad Baseline is a $16.1 million mixed-use community development bringing 48 attainable homes and approximately 6,000 square feet of workforce, entrepreneurship, food-access, and community-serving space to San Bernardino.

We are raising $1 million through donor-advised funds as part of the project's $1.85 million mission-aligned capital requirement. These charitable dollars will help prevent the project from taking on additional costly debt or return-driven equity—strengthening our ability to preserve attainable rents and invest in resident opportunity.

The Capital Stack

A Defined Role in a $16.1 Million Development

Equity$6.5 million
New Markets Tax Credits$2.5 million
Mission-Aligned Capital$1.85 million

Includes the $1 million DAF campaign target.

Deferred Developer Fee$0.2 million
Senior Debt$5.03 million
Total Development Cost$16.08 million

The $1 million DAF campaign will provide the non-repayable philanthropic core of LaunchPad Baseline's $1.85 million mission-aligned capital requirement. It represents approximately 54% of this essential capital category.

Without these charitable dollars, LaunchPad would need to replace the funding with additional debt, additional return-driven equity, or another subsidy source. DAF gifts help keep the project's planned debt and equity at more manageable levels.

The $1.85M Mission Capital Layer

What Mission Capital Makes Possible

The $1.85 million Mission Capital Campaign funds the infrastructure and enhancements that transform LaunchPad Baseline from a 48-unit housing development into a community intentionally designed around safety, health, mobility, opportunity, and economic stability.

88.5% funds the development. The final 11.5% brings the mission to life.

$410K

Growcer + Site Infrastructure

Bring year-round hydroponic food production to LaunchPad Baseline, including the Growcer system and the infrastructure required to integrate it into the development, such as foundation reinforcement, electrical, water, drainage, ventilation, and related site improvements.

$450K

Building + Mobility Upgrades

Expand solar capacity and add battery storage, strengthen storefront safety with upgraded glazing, and provide 20 e-bikes with secure storage to make car-independent living more practical for residents.

$300K

Community Kitchen

Build and equip a commercial-grade kitchen supporting healthy food access, culinary training, and food-based entrepreneurship, including specialized equipment, refrigeration, ventilation, plumbing, and electrical infrastructure.

$250K

Childcare Buildout

Build and equip an early-learning and childcare environment that helps parents pursue employment, education, and economic opportunity while providing children with a safe, high-quality learning environment.

$240K

Furnish 48 Homes

Invest approximately $5,000 per residence so residents can move into a furnished home rather than an empty apartment, reducing a significant upfront barrier for the people LaunchPad is designed to serve.

$200K

Resident Amenities + Security

Fund resident-serving infrastructure including the laundry room, secure building access, ButterflyMX, security enhancements, package and delivery infrastructure, and other systems that improve safety and day-to-day functionality.

Total Mission Capital: $1.85 Million

Mission Capital funds the things that make LaunchPad different.

It helps us go beyond delivering housing to create an environment intentionally designed around health, safety, mobility, economic opportunity, and long-term stability.
